Real Estate of Winter Park July 2026 Market Report

If you are reading this, you have survived the second occurrence of “Mercury in Retrograde” for 2026, according to astrologers. This is apparently a time to be careful, to read emails and documents thoroughly, and to NOT make any hasty purchases. Well now that that's done, its a perfect time to throw caution to the wind and buy some Grand County real estate!

And in other good news, the monsoon gods are blessing us with some recent rain to break the painful dry cycle we’ve been having which has been glorious and relieving for all creatures living and breathing. As for the real estate market, the Colorado market across the state is described by the Colorado Association of Realtors as FLAT. This is neither good nor bad- its basically status quo in most regions around the State as compared to this time last year.

Another buzz word is “balanced” with more options for Buyers and longer days on market for Sellers. In Grand County, the current “hot” sectors of the market are Grand Lake Single Family. The greater lakes region is experiencing an 86% increase in sales volume vs this time last year. While average sales price hasn’t changed (just over 1M), the median sales price has jumped 17% from 740K to 780K. The next hottest sector of the market has been in townhome sales in the Winter Park area with a 72% sales volume increase and double the units sold year over year.

For the soft or not-so-hot market sector: vacant land- in every area of Grand County. Why is land not selling? Good question and not sure we can answer that one. As we often quote Will Rogers and Mark Twain, “Buy Land - they aren’t making it anymore,” there couldn’t be a better time to acquire some dirt in our area where somewhere near 70% of the land in Grand County is public.

There are some sweet spots in the market right now with deals to be had, spectacular new listings worth viewing and exciting new businesses and restaurants to check out, unique events on weekdays and weekends not showcased before….what more reason do you need to pay us a visit?
