As always, we strive to bring you up to date statistics every month.  For those of you who are chomping at the bit to learn what’s changed this month, we apologize for the delay.  We have been CRAZY busy!  The busy-ness that we are experiencing at REWP happens every year at this time.  We have many buyers committing to ski season by purchasing a property, we have several requests from tenants for rental options and we have many Sellers wanting to showcase their place with price incentives in order to move the property before the end of the year.

You should see all the bloodshot eyes in our office these days!

Enough said…here are some key highlights to our current market as well as the current supply and demand:

Condo sales are finally picking up the pace in sales for the 1st time in 2012.  We are narrowing our margin between sales in 2011 and 2012.  The number of units sold is UP 18% while overall sales volume and price per unit are down by 10% and 24% respectively.  Translation:  supply is still high pushing price downward.

Residential (aka single family) sales continue to shine this year over last.  Overall sales volume is UP in the following areas:  Winter Park, Grand Lake, Granby and Kremmling.  The Hot Sulphur market is down 50% in dollar volume due to many short sales and bank owned properties there.  The Winter Park numbers are slightly up in dollars spent but slightly down in units sold.

There are currently 367 vacant lots listed in our MLS for the Winter Park area and 21 lots have sold this year.  Thinking about building?  Now is the time to find a great deal on a slice of mountain land.

Townhome numbers are off the chart compared to last year.  Sales volume is UP 103%.  The caveat is that there are 188 townhome properties listed in the WP area.  We’ve sold 45 year to date vs 23 this time last year.
